EXCLUSIVE: What to expect from Boundary Road construction site

This multi-million rand project is the brainchild of Abland, one of South Africa’s leading property developers for over 30 years.

 

Residents of Wards 114 and 100 will in the future enjoy convenient shopping just a stone’s throw away from their communities.

This is thanks to a groundbreaking development taking place on the corner of Aureole and Boundary Roads in Honeydew, which will see a retail shopping centre being built from the ground up to service the needs of the surrounding communities.

This multi-million rand project is the brainchild of Abland, one of South Africa’s leading property developers for over 30 years. Abland is behind a number of retail, commercial and industrial structures.Jackal Creek Corner Retail Centre is the name given to the much-anticipated shopping centre. Bernard Roccon, the development manager at Abland, who conducted a site visit and an exclusive interview with the Northsider, outlined the specifics of the development.

“The development that we are planning on this location is a convenient retail shopping centre of about 14 000m2 in total. It will consist of two phases; Phase 1 being 8 000m2 and Phase 2 being about 6 000m2,” he said.

The growing demand for residential properties and schools, which is adding to the development of Cosmo City and Northriding, led Bernard to say that there is hardly a better way to tap into the market space than providing a shopping centre which will be a convenience to the community.

“This area has about 4 000 residential properties coming online in the next three to five years, and there are also two recently established schools. We are trying to tap into that additional growing market, with our aim being to provide convenience to the area that we are trying to serve,” he said, adding that the centre will consist of a fuel station, a leading supermarket and numerous takeaway outlets, for which there is quite a demand in the area.

The centre, which is still under construction, has already benefited a number of companies and individuals by creating several job opportunities, with even more predicted when the centre begins operating next year. “If we create a Pick n Pay or a takeaway outlet, those businesses will obviously create a number of employment opportunities. Our aim is to create a platform for businesses and entrepreneurs to establish themselves and their markets and market ratios,” he elaborated.

It is no secret that Boundary Road, which leads to both Beyers Naudé Drive and Malibongwe Drive, can be a nightmare during peak traffic, and with the opening of the retail centre in mid-2020, the level of traffic congestion could become utterly unbearable for motorists. However, Bernard highlighted the fact that the development requires them to upgrade Boundary Road with additional lanes.

He explained the process. “Whenever we do a development, we need to get Council approval, in which they prescribe what road upgrades we must do,” he said. This process happens after Council has evaluated the development and calculated the number of trips that will be generated by the development once it is completed.

Boundary Road, which is currently one lane in each direction, is expected to be widened into two lanes in both directions, as per the instruction that came from Council. In addition to this, a traffic light will also be put up as part of the road upgrade.

“We will be alleviating the traffic congestion based on the size of the development. The size of the development is directly related to the road upgrade’s scope of work,” he said.
