Prime business spot now a derelict mess

Owners apparently not interested in offer of nearly R1 million.

What could once be regarded a prime spot for business is now a mess of building rubble, illegally dumped trash and litter.

Not even the previously blue walls stand to guard residents from seeing the inside of the property, and the house or office building has been torn down to its bare foundation. A swimming pool in what would have been the back yard is now a gaping hole in the ground. Only the garage building is somewhat recognisable and has been used as a toilet, the smell of urine emanating from it.

The Record visited the sad site this morning with Ward 85 councillor Carl Mann. Research revealed a plumbing and electrical company occupied the premises in 2009. Google Maps images revealed it was still in impeccable shape. CIPC documents revealed it was registered to four directors of a company in 2012 but then deregistered in October 2014. The reason for deregistration was non-compliance with annual returns. No payment was allegedly made.

To date the Record has not been able to get in contact with the owners of the property. It appears the company approached two estate agents to sell the derelict property off. One confirmed it is zoned for business and that he was approached last year to sell it for R3.5 million.

“I told the owner that he would not get that price for it, and managed to negotiate him to a R1.5 million asking price.”

He got an offer for R950 000 and turned it down. The agent said he estimates the place is only worth between R700 and R800 000 in its current state. According to him it would cost a new owner around R200 000 just to clean it out and bulldoze the foundation, remaining garage building and fill the swimming pool to start afresh.

Another estate agent spray painted her number onto a remaining wall after her boards were stolen off the property. She’s adamant it is a prime business property, being allocated on a corner. According to her they have been asked to clean the property, but due to illness and running other businesses have failed to do so to date.
